Is the West Michigan Housing Market Changing?

If you’ve been keeping an eye on the West Michigan real estate market lately, you’ve probably noticed that things feel a little different than they did a year or two ago. While mortgage rates held steady at around 6.66% through late summer and are expected to stay between 6.5% and 6.8% through the end of 2026, buyers have become more budget-conscious. However, because there is still a shortage of homes for sale across Kent, Ottawa, Kalamazoo, and Muskegon counties, home values remain strong. Whether you are looking to buy your first place or sell a home you've owned for years, having an experienced West Michigan realtor on your side makes all the difference in navigating today's market.

Grand Rapids & Kent County: Quick Sales and a Bit More Breathing Room

In the Grand Rapids housing market, home values are still moving up at a steady, healthy pace. The median home price in the City of Grand Rapids reached $305,000 (up 2.5% from last year), while Kent County as a whole hit $335,000 (up 3.1%). Starter and mid-range homes under $500,000 are still selling quickly—often going under contract in just 6 to 7 days. However, overall inventory rose slightly to 1,643 active listings, giving the area about 1.1 to 1.2 months of supply. To put that in perspective, a completely balanced market usually has 5 to 6 months of inventory, so sellers still hold the advantage. That said, sellers are now accepting offers right around asking price (around 100% to 101% of list price), and about 53.5% of homes are selling above ask. That means buyers finally have a little more room to negotiate repairs or closing assistance.

Lakeshore Living: Holland & Muskegon Trends

Along the coast, Holland MI real estate and the Muskegon housing market are showing strong demand driven by great neighborhoods and waterfront access. In Holland, typical home values sit at $374,011 (up 4.4% year-over-year). In popular suburban ZIP codes like 49424, median list prices average around $457,450, while direct waterfront properties along Lake Macatawa range from $600,000 to over $2.5 million. Up north in Muskegon, the metro listing price averages $314,900, while actual settled single-family sales closed at a median of $176,250. While Muskegon listings take slightly longer to sell—averaging 53 days on the market—the area's affordable price points near Lake Michigan continue to draw steady interest from regional buyers.

Kalamazoo Affordability & Down Payment Assistance

Further south, Kalamazoo County real estate remains one of West Michigan's most affordable areas. Typical home values in the City of Kalamazoo are around $243,052 (up 4.1% year-over-year), while Kalamazoo County overall sits at $300,494. If saving up for a down payment feels like a hurdle, the state offers a major boost through the MSHDA MI 10K Down Payment Assistance (DPA) program. Eligible first-time buyers can get up to $10,000 as a 0% interest second loan that requires $0 in monthly payments and isn't repaid until you sell or refinance. To qualify, you generally need a 640 credit score, a home purchase price under $566,355, and completion of a simple online homebuyer class.

Q4 Housing Outlook: What It Means for Buyers and Sellers

Looking ahead to the fourth quarter of 2026, real estate experts expect West Michigan home prices to grow at a gentle 2.0% to 4.0% annual rate. Because inventory remains low across the region, a housing market crash or major price drop is not on the horizon.

  • For Sellers: You still hold the advantage when it comes to inventory and speed, but accurate pricing is crucial. Overpriced listings are sitting longer, so pricing your home based on recent neighborhood sales is the best way to get a quick, successful sale.
  • For Buyers: Interest rates aren't expected to fall drastically in the near term, so planning a budget around current rates is key. Your best negotiating opportunities will be on homes that have been listed for 30+ days or properties priced above $400,000, where sellers are often open to price adjustments or contributing toward rate buydowns.
